i cant afford another probate attorney!after my dad died my sister moved into my parents house and i took her to mediation and gave her two yrs to buy me out or i would take the note on a 4plex that she went in on with my father. My attorney never filed with the courts and have been giving me the run around and i still havent recieved the deed to the 4 plex. Im also coming to find out the my sister has taken two loans out on the 4plex and is trying to file bankrupt

Sounds like your attorney has really messed you up.
It appears that - assuming there was a written mediation agreement agreement - you may have viable claims for breach of the mediation agreement. The problem of course is the purported bankruptcy. If it is really a legitimate bankruptcy is the critical question, which would have to be investigated carefully. And which also complicates the viability of your claim for legal malpractice against the attorney. As to which you have the additional problem of the statute of limitation: which expires one year after the last day the attorney represented you as your attorney.
