I live in VA. I own a condo. I'm single but have a live-in girlfriend. Soon she'll be paying half of the mortgage after she sells her house. If she were to pay half of the rent for a couple of years and we were to break up, she moves out, what legal issues should I be concerned about?

Have her sign a rental agreement NOW and make sure you never add her to the
deed which would make her a co-owner of your condo, and then you should have no real concerns about the legal issues which are now apparently on your mind.
