I divorced my ex-wife in 2012. In the decree, we quick claimed deeded the house to her and I stipulated that she has 36 months to get the refinanced in her name. If she doesnt get the house refinanced what legal do I have.

You can sue her to get it refinanced but if she cannot do it financially you really don't have much you can do. You remain responsible on the mortgage I assume which is the reason for the refinance requirement. Seek help from your attorney for the divorce
